401(k) for a House: When Is It Worth the Cost?

Is pulling from a 401(k) worth it to buy a house?

For most buyers, pulling money from a 401(k) is a last resort, not a first choice: it can reduce the savings you’ll rely on in retirement while making the home more expensive once taxes and penalties are considered. It may be worth discussing if you have a clear need for the funds, can still maintain an emergency reserve, and have compared the full cost with other ways to make the purchase.

Compare a withdrawal with a 401(k) loan

A withdrawal is generally taxable, and if you’re under age 59½, an additional 10% early-distribution tax may apply; qualifying for a hardship withdrawal to buy a primary residence does not, by itself, waive that tax. Some plans allow loans instead, which can avoid immediate taxes if you follow the repayment rules, but you’ll have payments to make and could face a tax bill if you leave your job with an unpaid balance.

Look at the home purchase and your retirement together

Before you tap your account, compare a smaller down payment, a less expensive home, available homebuyer assistance, or waiting while you save more cash. Then budget for closing costs, repairs, property taxes, insurance, and an emergency fund so you don’t solve the down-payment problem only to create a cash-flow problem after you move in.

Know whether you’re buying a home or an investment

If you plan to live in the house, don’t confuse a 401(k) withdrawal with buying investment property inside a retirement account: self-directed IRA property is subject to rules that generally prohibit personal use. For a separate investment-property goal, our guide to buying real estate with a self-directed IRA and our How to Use Retirement Funds to Buy Real Estate eBook and checklist can help you frame the questions to take to your plan administrator and tax professional.

FAQ

Is it smart to pull from your 401k to buy a house?

Usually, we’d compare other funding options first, especially if a withdrawal would trigger taxes or leave you short on retirement savings and emergency cash. If you’re considering a plan loan, make sure its payments fit your budget and you understand what happens to the balance if you change jobs.
